Your legal responsibilities as a landlord — annual gas safety certificates (CP12), boiler servicing, and keeping tenants safe.
As a landlord, you have a legal duty to keep your tenants safe — particularly around gas. An annual gas safety check and a valid Gas Safety Certificate (CP12) are not optional; they are a legal requirement under the Gas Safety (Installation and Use) Regulations 1998.

Annual gas safety certificate (CP12)
Every gas appliance and flue in a rented property must be checked annually by a Gas Safe Registered engineer. The resulting certificate (commonly called a CP12 or Landlord Gas Safety Record) must be given to your tenants within 28 days of the check, and to new tenants before they move in. You must keep records for at least two years.
Your responsibilities as a landlord
- Arrange an annual gas safety check for all gas appliances, flues and pipework.
- Provide tenants with a copy of the certificate within 28 days.
- Keep gas safety records for a minimum of two years.
- Ensure any maintenance or repair work is carried out by a Gas Safe Registered engineer.
- Provide tenants with a carbon monoxide alarm in any room with a gas appliance.
