If a fault is found during the inspection, any remedial work is quoted and agreed before we proceed. A failed appliance must be disconnected and reported.
WHAT'S CHECKED DURING A GAS SAFETY INSPECTION
Appliance safety check
Every gas appliance — boiler, cooker, fire — is checked for safe operation, correct combustion and secure, sound flueing and ventilation.
Gas pipework integrity
Visible gas pipework is inspected and a tightness test confirms there are no gas leaks anywhere on the supply to the appliances.
Flue & combustion analysis
The flue is checked for safe removal of combustion gases, and a flue gas analyser confirms the boiler is burning gas efficiently and safely.
Pressure & flow rate
Standing and working gas pressure are measured to confirm the supply can deliver enough gas to each appliance under load.
YOUR RESPONSIBILITIES AS A LANDLORD
The Gas Safety (Installation and Use) Regulations 1998 set out exactly what a landlord must do.
Annual gas safety check
Every gas appliance and flue in a rented property must be checked by a Gas Safe Registered engineer every 12 months — no exceptions.
Give tenants the certificate
You must give your tenant a copy of the CP12 within 28 days of the inspection. New tenants must receive it before they move in.
Keep records for 2 years
Retain a copy of each Landlord Gas Safety Record for at least two years, and make it available for inspection by the relevant authorities.
Use a Gas Safe engineer
Only an engineer on the Gas Safe Register can legally carry out and sign off a landlord gas safety check. Always check the engineer's ID card.
