Leak detection is an investigation — the call-out covers finding the leak and giving you a fixed repair quote. If you go ahead with the repair in the same visit, the repair is quoted separately before any work starts.

HOW WE FIND LEAKS WITHOUT DESTROYING YOUR HOME
We don't guess and we don't rip up floors to look. We use non-invasive tools to trace the leak to its exact location, so the repair is small and targeted.
Thermal imaging
A thermal camera shows temperature differences on surfaces — warm water leaking under a floor shows up clearly, even through tiles and laminate.
Pressure testing
We isolate sections of the heating system and pressurise them. A section that loses pressure contains the leak, narrowing it down fast.
Moisture meters
Pin and pinless moisture meters map the spread of water behind walls and under floors, tracing it back to the source.
Acoustic tracing
For slow leaks, listening equipment can pick up the sound of water escaping from a pipe under a floor or within a wall.
Boiler & PRV check
Not every pressure drop is a pipework leak — a passing pressure relief valve or a faulty expansion vessel can mimic one. We rule those out first.
Targeted repair
Once we've pinpointed the leak, we quote a focused repair — lifting one tile or one board, not the whole floor.

How much does leak detection cost?
The investigation call-out is £150 and includes the first hour on site, thermal imaging, and pressure testing. You get a diagnosis — where the leak is and what's needed to fix it. The repair itself is quoted separately before any work starts.
Can you find a leak under a floor without lifting it?
In most cases, yes. Thermal imaging and pressure testing pinpoint the area, so we only lift the one tile or board directly above the leak — not the whole floor.
My boiler keeps losing pressure — is it a leak?
Usually, yes. If there's no visible water, the leak is on the heating circuit under a floor or behind a wall. We also check the pressure relief valve and expansion vessel, which can mimic a leak by dumping water outside.
Do you repair the leak too, or just find it?
Both. We find the leak, quote the repair, and can usually carry it out the same visit once you've agreed the price. If it needs a specialist (e.g. under a solid floor), we'll tell you exactly what's needed.
Is leak detection an emergency?
A slow hidden leak is urgent — it's doing damage every day it runs. A burst or rapidly leaking pipe is an emergency; turn the water off at the stopcock and book an emergency plumber.
